Buying a home is a long and tedious process, and once you find the perfect home, you want to move in right away! But first there are some things to consider before you put your offer in. One big question is whether or not you should get a home inspection.
If you don’t know what your home inspection entails, just ask. The inspector will have a checklist he goes by. He will inspect the home from the roof to the foundation including plumbing, electrical, structural and more. The inspector is looking for anything that is wrong or could go wrong in the near future. He will let you know what is broken, what is in great shape and if something might need replaced soon.
Home inspections cost anywhere from $200-$450. Although this may seem a bit pricy, it isn’t compared to what you could pay if you don’t get a home inspection. Let’s say for example that you don’t get a home inspection and you close on the home. The next day you start moving in and find out that your foundation is cracked. This most likely would have been found in the home inspection and either could have been fixed by the seller or maybe you would have walked away. Now it is completely on you to fix. It probably would have been better to get a home inspection in this case.
This is only one example of many. There are many things in a home that can cost a lot of money to repair, that may not be obvious to a homebuyer.
