When you are buying a home, there will be a period of negotiations. You love this home, and you want to get it under contract, so you need to know how to negotiate to pay the right amount for the home, and get it!
Talking to your agent is the first thing you need to do. Get on the same page and form a strategy. You need to discuss what you want, what you don’t want, and a price you are comfortable with. Once you have a strategy, all parties need to stick to it so when you are in the middle of negotiations, emotions do not get in the way.
If you have not already gotten a pre-approval letter from your lender, this is a must have. This shows the sellers that you are serious and have taken the steps to prepare to buy their home.

If you are thinking of buying a home, it is important to be a good homebuyer. There are some tricks and tips that can give you the edge to make sellers want to take your offer!
The first and most important thing is to respect the seller. If they are still living in the home, make sure to work with them for the showing. When you get there, respect their items and their home rules. Some sellers request shoes to be taken off at the door; please do it. Make sure you don’t use the bathroom unless you have to, don’t sit on their furniture, and make sure your children are behaved and not running around their home.

The first thing you need to do is to start thinking like a buyer. If you were to walk into your home right now, what would you think? Is your furniture arranged oddly? Do you have magazines and books stacked on tables? Is everything tidy? Do your personal items take away from the charm of your home? The key is to streamline your home as much as possible. Only leave out the essentials and the least amount of personal items as possible.
