Refinancing your loan may be something you desire for many different reasons. The most popular reasons are for a lower interest rate, lower payment, get a new loan format, or consolidate bills. Whatever the reason is, you need to make sure it is a good time for you to refinance.
If you are looking for a lower interest rate or payment, verify that closing costs and fees do not cancel out the lower interest rate or payment. If you do not plan on owning the home for longer than a year or two, it may not be worth it to refinance.
If you decide to refinance, be prepared. You will need all of the same documentation that you would need for your original loan. You will need to verify your credit, make sure you have the appropriate funds available, and make sure your taxes are in order.
The next step is to shop around. Different lenders can offer different things. You may qualify for discounted rates, reduced closing costs, and more. If you don’t shop around, you wo; ...

Home ownership is something that most people desire. When it is your time to buy a home, having an agent is a must. It is also vital in selling your home when you are ready. Let me tell you why.
The most important part of buying or selling a home is figuring out a price, and if it is fair. A real estate agent has access to all of the homes around you, which are called comparables. Your agent will research and complete a Comparable Market Analysis (CMA) to show you what is either on the market, recently sold, expired, and how they compare to the home you are buying or selling.
If you are selling your home, an agent knows how to market your home. Agents have access to many different people in the industry, and maybe an agent in his or her office has a buyer looking for a home just like yours! Those connections can increase your chances of selling your home fast. An agent will also hold an open house for you, so you don’t have to. As easy as an open house sounds, it is a lot of ; ...

Finding the perfect home comes with decisions to make. It is time to think about a home warranty and if it is right for you. A home warranty protects you against expensive repairs.
Home warranties vary per company, but most cover appliances, HVAC, hot water heaters, ductwork, electrical systems and some plumbing. A lot of companies allow you to pick and choose what you want covered by adding or removing things from your coverage. Whatever company you go with, it is important to know exactly what you are getting.
The main question to ask yourself is whether the home is old or new. If you are getting a new home, it may already have a builder’s warranty built in. If it is not a new home, you need to weigh the pros and cons of getting a home warranty.
The cost of a home warranty can range anywhere from $250 to $400 depending on the company and the coverage. Who pays for it depends on what you ask for. You can ask for it to be paid for by the seller or you can pay; ...

Buying a home is a long and tedious process, and once you find the perfect home, you want to move in right away! But first there are some things to consider before you put your offer in. One big question is whether or not you should get a home inspection.
If you don’t know what your home inspection entails, just ask. The inspector will have a checklist he goes by. He will inspect the home from the roof to the foundation including plumbing, electrical, structural and more. The inspector is looking for anything that is wrong or could go wrong in the near future. He will let you know what is broken, what is in great shape and if something might need replaced soon.
Home inspections cost anywhere from $200-$450. Although this may seem a bit pricy, it isn’t compared to what you could pay if you don’t get a home inspection. Let’s say for example that you don’t get a home inspection and you close on the home. The next day you start moving in and find o; ...

Getting organized isn’t always an easy task and it isn’t always easy to maintain either. But these 3 tips will help you succeed in your getting organized mission!
1. Have a yard sale! It is the perfect time of year to start going through your home and thinking about if you really need or want certain things anymore. When was the last time you went through your closet? How about the kid’s toys? If you haven’t seen or used it in the last 6 months, it is time to say goodbye! Sell it at a yard sale or donate it to somebody who needs it. Either way, it is time for it to go. You will feel better when it is gone!
2. Have a place for everything. Most people waste a lot of time every day looking for things that they thought they put one place, but now can’t find it. If everything has a place, you will know where to put it away and where to find it when you need it. This requires upkeep on your part because if the item; ...
